These terms govern your use of the O'side Oasis website at o-sideoasis.com. By using the site, creating an account, or submitting a request, you agree to these terms.
Booking Requests
Submitting a booking request through this site is a request, not a confirmed reservation. A stay is only confirmed once we respond and both parties agree on dates and rate. Rates, availability, and the advertised direct-booking discount are subject to change and to the terms communicated at the time of confirmation. The actual terms of your stay, including cancellation policy, are those provided in your booking confirmation.
Cancellation Policy
Our cancellation policy is firm and mirrors the policy on our Airbnb listing:
- 30 or more days before check-in: full refund of all amounts paid.
- Within 30 days of check-in (or no-show): no refund.
Your 5% reservation deposit follows the same policy — it is refunded if you cancel 30 or more days before check-in, and forfeited if you cancel within 30 days. Refund eligibility is determined by the date and time you provide written notice of cancellation. No refunds are given for early departure, late arrival, or unused nights.
Stays at the Property — Safety, Assumption of Risk & Release of Liability
The following applies to every guest, invitee, and visitor who reserves, enters, or stays at the O'side Oasis property (the “Property”). Your confirmed stay is also governed by the Short-Term Rental Agreement & Release of Liability you electronically sign before arrival; if there is any conflict, the signed agreement controls. Please read this section carefully — it affects your legal rights.
The Property is a private luxury home featuring a private pool, spa, water features, elevated areas and retaining walls, a sand area, a putting green, fire features, grills, and extensive outdoor spaces, situated adjacent to a natural preserve and open space. There is no lifeguard, no security, and no on-site supervision of any kind. By reserving, entering, or staying at the Property, you — on behalf of yourself and every member of your party and every guest or visitor you permit onto the Property (collectively, “your party”), including all minors — knowingly and voluntarily assume all risks of personal injury, illness, death, or property loss associated with the Property, its amenities, and its natural surroundings.
Supervision of children is solely your responsibility
You are solely responsible for the constant, active, in-person supervision of all minors and vulnerable persons in your party at all times. Children must never be left unattended anywhere on the Property — and especially not in or near the pool, spa, or any water; near the retaining walls, raised areas, slopes, steps, or any drop-off; near fire features or grills; or near the preserve or any natural terrain. Do not rely on us, or on any barrier, gate, fence, alarm, cover, or any other person to watch your children. Their safety is your responsibility, and yours alone.
Pool, spa & water features
The Property has a private pool, spa, and water features. Drowning and serious injury are real risks. There is no lifeguard and no supervision. Surfaces around the water can be wet and slippery. Do not dive — depths may be shallow or uneven. Swim at your own risk; never swim alone or while under the influence of alcohol or drugs; and keep young children within arm's reach and under constant adult supervision in and around all water at all times. Do not tamper with or adjust pool or spa equipment.
Retaining walls, elevation & fall hazards
The Property includes retaining walls, raised patios and decks, slopes, steps, and changes in elevation. Falls from or near these areas can cause serious injury or death. Keep children and pets away from all walls, edges, railings, and elevated areas at all times, and do not sit on, stand on, climb, or lean against any wall, railing, or fencing. Supervise your entire party around every elevation change, and take special care in low light or after dark.
Natural preserve, wildlife & surroundings
The Property borders a natural preserve and open space. Native wildlife — which may include coyotes, snakes (including venomous species), spiders, insects, bees, rodents, bobcats, and other animals — is present in the area and may enter the Property. Natural terrain may be uneven, and native plants, brush, pollen, and other allergens are present. You assume all risks associated with wildlife, insects, animals, plants, allergens, and natural terrain. Keep food secured, never approach or feed wildlife, keep children and pets close and supervised, wear appropriate footwear outdoors, and remain within the maintained areas of the Property.
Fire features, grills & other amenities
The Property has fire features, grills, a sand area, a putting green, and other amenities that carry inherent risks of burns, fire, or injury if misused. Use every amenity responsibly and at your own risk, follow any posted or provided instructions, never leave fire or grills unattended, and keep children away from them at all times.
Release of liability & indemnification
To the fullest extent permitted by law, you — for yourself and your entire party — release, waive, and forever discharge O'side Oasis, Vertex Holdings LLC, the property owner (Henie Hills Holdings, LLC), and their members, managers, employees, agents, and representatives (the “Released Parties”) from any and all claims, demands, liabilities, damages, costs, and causes of action for personal injury, illness, death, or property loss arising out of or relating to your reservation, your entry onto the Property, or the use of the Property, its amenities, or its surroundings — including claims based on the ordinary negligence of the Released Parties — except to the extent caused by the Released Parties' gross negligence, willful misconduct, or fraud, which cannot be waived under California Civil Code §1668. You further agree to indemnify, defend, and hold harmless the Released Parties from any claim brought by any member of your party, any invitee, or any third party arising from your stay or your party's acts or omissions.
The Released Parties are not liable for any indirect, incidental, or consequential damages, and their total liability, if any, shall not exceed the total amount you paid for your reservation. The Released Parties are not responsible for injury, loss, or inconvenience arising from acts of nature, wildlife, weather, or interruptions of utilities or amenities outside their reasonable control.
Accounts
You are responsible for the accuracy of the information you provide and for activity under your account. Do not use the site to submit false requests, impersonate others, or interfere with its operation.

Our concierge is an AI assistant provided for convenience. Its responses may be incomplete or inaccurate and do not constitute a binding offer or professional advice. For emergencies, call 911. For anything important, confirm details with us directly at +1 (442) 245-7289.
SMS / Text Messaging
By providing your mobile number and opting in, you consent to receive booking-related text messages from O'side Oasis at the number provided. Mobile information will not be shared, sold, or disclosed to third parties or affiliates for marketing or promotional purposes. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for assistance.
Reviews & Submitted Content
By submitting a testimonial or other content, you confirm it is truthful and your own, and you grant us permission to display it (subject to our review and approval) on this site. We may decline to publish or may remove any submission at our discretion.
Acceptable Use
You agree not to misuse the site, attempt to gain unauthorized access, scrape content at scale, or use it for any unlawful purpose.
Disclaimer & Limitation of Liability
The site is provided “as is” without warranties of any kind. To the extent permitted by law, we are not liable for indirect or incidental damages arising from your use of the site.
